Our team undertakes the full scope of development work including due diligence, financial feasibility, property acquisition, resource consents, engineering approvals, construction, compliance and title process. We have a solutions-focussed approach to project management and an impressive track record that spans from small to medium scale projects through to complex, large scale developments.

We are seeking an experienced Intermediate to Senior Development Manager to lead commercial property developments from inception through to completion. This is a hands‑on role suited to a commercially astute professional who thrives in a dynamic development environment and enjoys taking ownership of complex projects.

You’ll work closely with internal teams, consultants, contractors, councils and investors to deliver successful outcomes — on time, on budget and to a high standard.

Key Responsibilities

  • Lead end‑to‑end commercial development projects from feasibility through to completion

  • Identify, assess and secure development opportunities aligned with business strategy

  • Prepare and manage feasibility studies, financial modelling and risk assessments

  • Manage resource and building consent processes and regulatory compliance

  • Oversee design development and construction delivery in collaboration with consultants and internal teams

  • Negotiate and manage development, consultant and construction contracts

  • Build strong relationships with councils, consultants, contractors and stakeholders

  • Proactively identify and manage project risks and issues

  • Provide clear reporting on project performance, milestones and financial outcomes

About You

You are a motivated development professional with strong commercial acumen and a proven ability to deliver successful projects.

You will bring:

  • 7+ years’ experience in property development, project management or a related field

  • Proven experience delivering commercial, residential or mixed‑use developments

  • Strong understanding of the New Zealand property market and planning environment

  • Sound knowledge of the Resource Management framework, Building Act and consent processes

  • Excellent financial modelling, feasibility and cost control skills

  • Strong negotiation and contract management capability

  • Confident stakeholder management and communication skills

  • A proactive, solutions‑focused mindset with strong attention to detail
