Residential Project Manager

Signature Homes Bay of Plenty are seeking an experienced Residential Project Manager to oversee the delivery of a 39-unit residential development in Rotorua. This is an exciting opportunity to manage a significant project from construction through to completion, working with a collaborative team of consultants, contractors, and stakeholders.

About the Role

As Project Manager, you will take responsibility for the successful delivery of the development, ensuring the project is completed on time, within budget, and to a high standard. You will coordinate contractors, consultants, and suppliers while maintaining strong communication with internal stakeholders.

Key Responsibilities

• Manage the end-to-end delivery of a 39-unit residential development

• Oversee programme, budget, and quality control throughout the construction phase

• Coordinate and manage subcontractors and consultants

• Monitor project progress and proactively manage risks, delays, and variations

• Ensure compliance with Health and Safety standards

• Manage reporting, documentation, and project tracking

• Maintain clear communication with stakeholders, including clients and consultants

• Assist with contract administration and procurement where required

About You

• 3+ years’ experience managing residential construction projects

• Proven experience delivering multi-unit or medium-density housing developments

• Strong understanding of construction methodology and project sequencing

• Excellent organisation, leadership, and communication skills

• Experience managing budgets, programmes, and contractor performance

• Familiarity with NZ construction contracts and compliance requirements

• Relevant qualification or trade background
